Living with a mountain view and hotel service. Every apartment is unique – furnished by its owner, from alpine to modern. You get the amenities of a hotel and the freedom of a holiday home.

Four bookable categories

Comfort

1–2 guests · 45 m² · simple and homely, the same equipment as Premium at a lower price

Premium

1–2 guests · 45 m² · renovated or partly renovated, a fresher, more modern alpine style

Family Comfort

3–4 guests · same apartment, released for bigger groups; children sleep on the pull-out sofa bed in the living room

Family Premium

3–4 guests · same as above in the Premium style

Premium and Comfort differ in style, not in size. Equipment and category are identical for the family variants – the bedroom stays yours, the children sleep in the living room.

What every apartment has

• Living room with sofa bed and dining table
• Separate bedroom with double bed (mattresses 90 × 200 cm each)
• Balcony, accessible from both rooms
• Kitchenette with hob, crockery, glasses and cutlery, filter coffee machine, kettle
• Bath or shower/WC, hairdryer, shower gel
• Satellite TV/radio, telephone, free Wi-Fi
• Safe; minibar empty – stocked on request via the GAMS app until 12:00 the same day
• Free: bathrobes for adults, towels, sauna towels, small clothes horse

Special layouts – on request

• The big one – 80 m², several bedrooms, room for up to nine guests. Dog on request.
• With children’s room – a bright separate children’s room with bunk beds, for families of up to six.
• With children’s alcove – a cosy sleeping alcove with bunk beds or a single bed next to the parents‘ bedroom, ideal for families with older children.

Each apartment is furnished individually by its owner, so yours may look different. The equipment is the same in every category.

Prices

Per person and night with half board: Premium from 130 €, Comfort from 122 €. Children up to 3 years stay free of charge, ages 4–11 pay 43 €, ages 12–15 pay 64 €. Single occupancy of an apartment: 18 € per night extra. All prices depend on season and availability – the exact price for your dates is shown in the booking system.

Children

• Children stay only in the company of at least one adult paying the full rate.
• 0–3 years: free in the parents‘ bed; travel cot (0–1) or cot (2–3) for 4 € per night – please tell us at least two days before arrival.
• 4–15 years: on the pull-out sofa bed in the parents‘ apartment, bed linen and towels included. A separate apartment cannot be booked at this age. The night is charged even if a child aged 4 or older sleeps in the parents‘ bed. The age on the day of arrival counts.
• Two playrooms (ground floor next to the restaurant and a bigger one on the 3rd floor), table tennis and table football; children’s cinema and magic shows during school holidays; footballs, badminton and other outdoor games to borrow. We do not offer childcare or an entertainment programme.
• Our own playground is being rebuilt until the end of November 2026. Nearby: Drachenspielplatz in Bad Oberdorf (10 minutes on foot), the adventure playground at the Hornbahn top station (cable car included with PLUS) and the playground in Oberjoch (bus included).

Dogs on request

• One dog per apartment, 10 € per night; the number of dog-friendly apartments is limited – please ask before booking, best by phone: +49 8324 9840.
• Two dogs need two apartments, subject to availability.
• Dogs are welcome in the lobby, on the terrace and in the GAMS N’ROSES bar, not in the restaurant. Hiking trails and walks start right at the hotel.

Cancellation

• Free of charge until 2 days before arrival (guaranteed booking, see terms).
• Later, in case of no-show or early departure: 70 % of the package price with half board, 80 % with breakfast. No refund for services not used.
